10 Best Property Management Software of 2026
By the KeenVerdict research desk · Updated November 7, 2026 · Next review December 22, 2026 · 10 products scored

Our verdict
Buildium is the pick for most property management companies: it covers leasing, rent collection, maintenance, accounting and an owner portal, publishes all three plan prices and offers a 14-day trial. AppFolio is stronger for firms past 50 units and for affordable or student housing. DoorLoop suits growing managers who want unlimited users and AI help with tenant messages. Rentec Direct is the value pick for landlords and small offices that need trust accounting. Self-managing landlords with a few units can start free on Avail or pay a flat $15 per month for TenantCloud.
The short answer
Buildium is the best property management software for small and midsize property management companies in 2026, from $65 per month; AppFolio suits firms with 50 or more units, from $1.49 per unit per month. Avail is the cheapest option: its Unlimited plan is free for any number of units, and Unlimited Plus costs $9 per unit per month.
This list is for landlords and property managers who collect rent, sign leases, handle maintenance requests and report to owners. We compared documented features and published prices for 10 products, from free landlord apps to enterprise platforms for apartment operators, and scored each on features, ease of use and value. Prices are the cheapest paid plan in US dollars as shown on the vendor's own pricing page when we checked it. Many tools price per unit with a monthly minimum, so read the minimum before the per-unit rate. Two vendors only quote prices after a demo, and their prices are marked as pending.

Price
Essential from $65 per month, Growth from $202 per month, Premium from $420 per month
Quoted from the Buildium pricing page on November 7, 2026:
Essential starting at $65/month
Buildium covers the full rental cycle in one account: listing syndication and online applications, tenant screening, eSignature leases, online rent collection, work orders, and property accounting with bank reconciliation and 1099 e-filing. Owners get their own portal, and residents pay and submit requests through the Resident Center. The three plans are published, which is less common than it should be in this category. Essential starts at $65 per month and covers the basic accounting, maintenance and leasing tools, Growth at $202 per month adds customization, reporting automation and cheaper transaction fees, and Premium at $420 per month adds the Open API and the full automation suite. The catch on Essential is usage fees: incoming EFT rent payments cost $2.35 each and eSignatures $5 per document, falling on the higher plans. A 14-day trial with sample data lets a manager test real workflows before paying.
What works
- +Prices are published for all three plans
- +14-day free trial with sample data and no credit card
- +Live phone support Monday to Friday, 9 AM to 8 PM Eastern
What does not
- −Incoming EFT costs $2.35 per transaction on Essential
- −eSignatures cost $5 per document on Essential
- −Open API and the full automation suite need Premium at $420 per month
- Plans
- Essential, Growth, Premium
- Free trial
- 14 days, no credit card
- Tenant screening
- $17 per screening, or $35 paid by the applicant

Price
Core from $1.49 per unit per month with a 50 unit minimum and minimum spend; Plus from $3.20 and Max from $5.00 per unit per month
Quoted from the AppFolio pricing page on November 7, 2026:
Starting at $1.49* Per Unit/Per Month Get a Quote *Minimum spend and 50 unit minimum apply.
AppFolio is built for property management businesses that have outgrown landlord tools. The Core plan bundles property accounting and reports, marketing and leasing, work order management, inspections and unit turns, integrated communication, purchase orders and inventory tracking, plus an AI assistant. Plus adds affordable and student housing capabilities, advanced budgeting, custom fields, maintenance scheduling and read-only API access, and Max adds a leasing CRM, read/write API access and dedicated customer success management. Per-unit prices are on the pricing page: $1.49 on Core, $3.20 on Plus and $5.00 on Max per unit per month. The fine print matters for small owners. Core has a 50 unit minimum and a minimum spend, and every tier still runs through a quote, so a landlord with 10 doors will pay well above $1.49 per unit in practice. For a firm with a few hundred units the per-unit rate is competitive.
What works
- +One platform covers multifamily, single-family, affordable and student housing
- +Per-unit pricing is published for all three tiers
- +Purchase orders and inventory tracking included in Core
What does not
- −50 unit minimum and a minimum spend on Core
- −Pricing still requires a quote before purchase
- −API access starts on Plus (read only) and Max (read/write)
- Plans
- Core, Plus, Max
- Minimum
- 50 units plus a minimum spend on Core
- Max plan
- From $5.00 per unit per month, adds a leasing CRM and dedicated customer success

DoorLoop One from $2.50 per unit per month billed yearly, with a $199 monthly minimum; Connect from $4.00 and Multiply from $5.00 per unit
Quoted from the DoorLoop pricing page on November 7, 2026:
DoorLoop One $2.50 per unit, per month $1.50 per unit above 100
DoorLoop sells one platform in three tiers, and the difference between them is how much work the software does for you. Every plan includes accounting, leasing, maintenance and payments, owner and tenant portals, showings, a company website, a business phone number for tenant calls and texts, and an AI Assistant that drafts listings, processes invoices and builds reports. Unlimited users and full API access are standard, which is generous next to competitors that gate the API. DoorLoop One lists $2.50 per unit per month on yearly billing, falling to $1.50 above 100 units, with a $199 monthly minimum. Connect adds a Receptionist Agent that answers tenant messages around the clock and makes incoming ACH free, and Multiply adds agents that run maintenance from work order to bill and lease renewals to signature. The minimums mean a landlord with a dozen units pays the floor price rather than the per-unit rate.
What works
- +Unlimited users, unlimited document storage and full API access on every plan
- +Per-unit price drops to $1.50 above 100 units on One
- +Free incoming ACH payments from the Connect plan up
What does not
- −$199 monthly minimum makes it expensive for very small portfolios
- −Incoming ACH costs $1.50 per payment on One
- −AI agents for maintenance and renewals require Multiply
- Plans
- DoorLoop One, Connect, Multiply
- Minimums
- $199, $299 and $399 per month
- Billing
- Monthly or annual, annual costs less

Rentec Starter $25 per month for up to 10 properties; Rentec Pro and Rentec PM from $50 per month
Quoted from the Rentec Direct pricing page on November 7, 2026:
Rentec Starter is a flat rate of $25 per month for up to 10 properties.
Rentec Direct is a long-running, accounting-first product with three editions. Starter is a flat $25 per month for up to 10 properties and covers property and tenant accounting, online rent payments, applications and screening, a tenant portal, maintenance work orders and Schedule E reports. Rentec Pro, from $50 per month and priced by unit count, removes the limits and adds bank sync, QuickBooks sync, the Open API, Zapier, custom fields, 1099 e-file and a cash payment network. Rentec PM, also from $50 per month, adds trust account management, an owner portal and owner payments by ACH, which is what a third-party manager needs. Rentec charges no setup or training fees and has no term commitments, and every plan includes unlimited US-based support. The interface is plainer than DoorLoop or Buildium, and the pricing calculator rather than a fixed table sets the cost for larger portfolios.

Starter $15 per month billed annually or $18 month to month; Growth from $29.17 and Pro from $50 per month billed annually
Quoted from the TenantCloud pricing page on November 7, 2026:
$18 .00 /m $15 .00 /m Start 14-day trial $180.00 if billed annually
TenantCloud is aimed at landlords who handle their own rentals. Starter, at $15 per month billed annually or $18 month to month, covers online rent payments, maintenance management, listings and rental applications. Growth, at $29.17 per month billed annually, adds enhanced reporting, move-in and move-out inspections and a property message board. Pro, at $50 per month billed annually, adds tax reports, bank reconciliation and a separate owner portal, which is the point where it becomes usable for managing on behalf of others. Business starts at $100 per month for team management, task management and interface customization. ACH rent payments carry a fee paid by the tenant that falls from $1.95 on Starter to $1.50 on Pro. Flat pricing makes TenantCloud cheap for a handful of units, but the accounting and owner tools are lighter than Rentec Direct or Buildium.

Residential from $1 per unit per month with a $100 monthly minimum, based on an annual agreement
Quoted from the Yardi Breeze pricing page on November 7, 2026:
Starting at $1 per unit per month $100 / minimum per month Based on annual agreement
Yardi Breeze is the small-portfolio product from Yardi, a vendor better known for enterprise systems. The residential edition covers listings that syndicate to sites including RentCafe.com, online applications, screening and leases, text and email with prospects and residents, and rent collection by debit, credit card, ACH or cash at PayNearMe retailers. Accounting is the strong suit: payables, receivables, general ledger, escrow and trust accounts, budgets and 1099 e-filing. Owners get customizable report packets, pro rata statements and a secure portal, and maintenance requests come in online with photos and can charge tenants automatically for completed work. Pricing starts at $1 per unit per month with a $100 monthly minimum, based on an annual agreement, so 100 units cost about $100 per month. Basic from $1 per unit per month with a $250 monthly minimum plus an implementation fee of 2x the monthly price
Quoted from the Propertyware pricing page on November 7, 2026:
Simple Pricing Starts at $1 Per Unit, Per Month
Propertyware, owned by RealPage, is rental property management software for managers who need more control than landlord apps provide. The package table lists global customization and reports, marketing, property management, owner and tenant portals, maintenance, accounting, screening and payments, with unlimited support, storage and training. Each package includes only the features checked for it, from a list that also covers two-way text messaging, eSignature, inspections, maintenance projects and vendor portals. Pricing is published: Basic at $1 per unit per month with a $250 monthly minimum, Plus at $1.50 with a $350 minimum and Premium at $2.00 with a $450 minimum, each with an implementation fee of twice the monthly subscription. Enterprise API access adds $1 per unit, and billable units adjust in 50 unit blocks. Optional services include a maintenance contact center at $1.10 per unit and websites from $99 per month. The minimums and setup fee make it a poor fit under about 250 units.

Entrata is the enterprise end of this list. Its Operations Experience Platform joins CRM and marketing, ERP for accounting, payments, budgeting and procurement, digital leasing and property operations such as maintenance and utilities, and its Resident Experience Platform adds a resident portal, rent reporting, renters insurance and deposit alternatives. OXP Studio is a command center with more than 100 built-in AI agents for leasing, maintenance, payments and renewals. Entrata sells to multifamily, student, affordable, military, commercial and manufactured housing operators, and the product catalog is long: separate modules cover utility billing, revenue intelligence, business intelligence and job costing. There is no public price list, so cost depends on the modules and the number of units, and buying runs through a demo. For a landlord or a small management office this is far more system than needed, but for a large apartment operator it can replace several vendors.
What works
- +One vendor for leasing, accounting, payments, resident portal and utilities
- +Products for multifamily, student, affordable, military, commercial and manufactured housing
- +AI agents for leasing, maintenance, payments and renewals
What does not
- −No published pricing; sales demo required
- −Built for multifamily operators, not individual landlords

Before you choose
Decide whether you manage your own units or other people's
Owners managing their own rentals need listings, screening, leases, rent collection and maintenance tracking. Third-party managers also need trust accounting, owner portals, owner statements and owner payouts. Avail and TenantCloud Starter cover the first group. Buildium, AppFolio, Rentec PM, Yardi Breeze and Propertyware cover the second.
Work out the real monthly cost from minimums
Per-unit prices look low, but minimums set the floor. DoorLoop One has a $199 monthly minimum, Propertyware Basic $250 plus an implementation fee of twice the monthly price, Yardi Breeze $100 on an annual agreement, and AppFolio Core a 50 unit minimum. A landlord with 15 units pays the minimum, not 15 times the per-unit rate.
Count transaction fees, not only the subscription
ACH rent payments, eSignatures and screening often cost extra. Buildium Essential charges $2.35 per incoming EFT and $5 per eSignature, Rentec Starter $2 per ACH payment, and Avail's free plan charges tenants $2.50 per bank transfer. Higher tiers often waive or cut these fees, which can make them cheaper overall.
Check maintenance and owner reporting workflows
Look for online maintenance requests with photos, vendor assignment, and billing the work back to a tenant or owner. For owner reports, check whether statements can be batched, customized per owner and shared through a portal. Yardi Breeze, Buildium and AppFolio document these features on their own pages.
Questions readers ask
- What is the best property management software?
- Buildium scored highest in our comparison because it combines leasing, online rent collection, maintenance, property accounting and an owner portal with published prices from $65 per month and a 14-day trial. AppFolio ranks second for firms with 50 or more units, from $1.49 per unit per month.
- Is there free property management software?
- Yes. Avail's Unlimited plan is free for any number of units and covers listings, screening, leases, online rent and maintenance tracking, though tenants pay $2.50 per bank transfer. The other tools on this list have no permanent free plan, but Buildium, TenantCloud and Rentec Direct offer free trials.
- How much does property management software cost?
- Verified entry prices range from $15 per month for TenantCloud Starter billed annually to per-unit plans such as DoorLoop at $2.50 per unit with a $199 minimum. Yardi Breeze and Propertyware start at $1 per unit, with monthly minimums of $100 and $250.
- What is the best property management software for a small landlord?
- For a few self-managed units, Avail is free and TenantCloud costs $15 per month billed annually. Rentec Starter costs $25 per month for up to 10 properties and adds stronger accounting with Schedule E tax reports.
- Which software handles trust accounting for owners?
- Rentec PM, Yardi Breeze, Buildium, AppFolio, Rent Manager and Propertyware all document accounting and owner reporting features for managers who hold owner funds. Rentec PM is the lowest-priced, from $50 per month, with trust account management, an owner portal and owner payments by ACH.
- Why are some prices marked as pending?
- We only publish a price when the vendor's own page shows it in US dollars when we check it. Rent Manager and Entrata sell by quote after a demo, so their prices are pending.
