Propertyware, owned by RealPage, is rental property management software for managers who need more control than landlord apps provide. The package table lists global customization and reports, marketing, property management, owner and tenant portals, maintenance, accounting, screening and payments, with unlimited support, storage and training. Each package includes only the features checked for it, from a list that also covers two-way text messaging, eSignature, inspections, maintenance projects and vendor portals. Pricing is published: Basic at $1 per unit per month with a $250 monthly minimum, Plus at $1.50 with a $350 minimum and Premium at $2.00 with a $450 minimum, each with an implementation fee of twice the monthly subscription. Enterprise API access adds $1 per unit, and billable units adjust in 50 unit blocks. Optional services include a maintenance contact center at $1.10 per unit and websites from $99 per month. The minimums and setup fee make it a poor fit under about 250 units.
