Avail is the simplest way to put a small rental portfolio online without paying a subscription. The free Unlimited plan covers listings on 19 sites, rental applications and screening reports, state-specific leases with digital signing, online rent collection, maintenance tracking, a tenant portal, and income and expense tracking, all for any number of units. Unlimited Plus costs $9 per unit per month and adds FastPay for quicker deposits, waived ACH fees, custom application questions, editable lease templates, a branded property website and faster support. Tenants usually pay for screening, and on the free plan they pay $2.50 per bank transfer, with a 3.5% fee on card payments on either plan. Avail is built for owners who manage their own units: there is no owner portal, trust accounting or vendor billing, so property managers working for clients will outgrow it quickly.
