10 Best Construction Management Software of 2026
By the KeenVerdict research desk · Updated November 7, 2026 · Next review December 22, 2026 · 10 products scored

Our verdict
JobTread ranks first because one published plan covers estimates, budgets, change orders, scheduling, job costing and AIA billing, and subs, vendors and clients use it free. Contractor Foreman is the best value, with change orders and job costing from $49 per month. Buildertrend has the deepest residential feature set but is quote only. Fieldwire is the easiest field tool and the only one with a full free plan. Procore and Autodesk Forma Build are the commercial heavyweights, best for large general contractors that coordinate many subs and owners.
The short answer
JobTread is the best construction management software for general contractors and builders in 2026, with budgets, change orders, scheduling and job costing in one plan from $199 per month. Contractor Foreman suits small contractors on a budget, from $49 per month for one user on annual billing, and Buildertrend suits established home builders who want sales and selections too. Fieldwire is the cheapest way in: free for up to 5 users and 3 projects, then $39 per user per month.
This list is for general contractors, home builders, remodelers and trade contractors who need to keep schedules, change orders, budgets and site documents in one system. We compared documented features and published prices for ten tools. Pricing models differ a lot: JobTread charges a base fee plus internal users, Fieldwire charges per user, Contractor Foreman, Projul and BuildBook sell plans by team size, Buildxact includes unlimited users, and Procore, Buildertrend and Autodesk Forma Build sell only by quote. We left out CoConstruct, which is being merged into Buildertrend, and Houzz Pro, whose pricing page would not load when we checked.

Price
$199 per month with 1 internal user, plus $20 per extra internal user on monthly billing; 20% off on annual billing
Quoted from the JobTread pricing page on November 7, 2026:
Pricing $199 per month + $20/month per internal user No contract & no setup fees
JobTread is built around the money side of a build: an estimate turns into a budget, change orders update that budget, and job costing compares it with what was actually spent. The menu covers estimating with takeoff and a cost catalog, bid requests, purchase orders and work orders, AIA payment applications, sub and vendor billing and customer invoices. Field crews get tasks and scheduling, daily logs, time tracking and forms, and clients get a portal with selections, allowances, messaging and online payments. Pricing is simple: $199 per month includes one internal user and every feature, extra internal users cost $20 each per month for users 2 to 10, and annual billing saves 20%. Vendors, subcontractors and customers use free external portals, and some field crew can be added free if they only upload photos, log notes and check schedules. We compared documented features and published prices; JobTread ranks first because its single plan covers budgets, change orders and scheduling that rivals split across tiers.
What works
- +Every feature is included in one plan, with no feature tiers
- +Vendor, subcontractor and customer portal users are free and unlimited
- +Extra internal users get cheaper in tiers after 10 users
What does not
- −The $199 base fee is high for a one-person business
- −Each office user who manages jobs or schedules counts as a paid internal user
- −No free plan; monthly plans rely on a 30-day money-back guarantee instead
- Starting price
- $199 per month, 1 internal user included
- Extra users
- $20 each per month for users 2 to 10 on monthly billing, $16 on annual
- External users
- Vendors, subs and customers free and unlimited
- Customers

Basic from $49 per month for 1 user, billed annually ($588 per year); monthly plans start at $139 for up to 3 users
Quoted from the Contractor Foreman pricing page on November 7, 2026:
Basic $49 per month 1 Users FREE for 30 days then pay $588 annually at renewal.
Contractor Foreman tries to give small contractors the toolset of a large platform at a much lower price. Its feature directory lists 48 items, including change orders that update contract amounts and feed job costing, bid management that turns a winning bid into a purchase order or subcontract, crew scheduling with automatic reminders, daily logs, submittals, drawing markup, forms and checklists, and a client portal for schedules, approvals and invoices. Accounting connects to QuickBooks or Xero, payroll to Gusto, and payments run through Stripe. The Basic plan costs $49 per month for one user on annual billing, then plans step up by team size: Standard for up to 3 users at $105, Plus for up to 8 at $166, Pro for up to 15 at $221 and Unlimited at $332 per month on annual terms. Paying month to month costs more and starts at $139. We compared documented features and published prices; Contractor Foreman scores highest on value because change orders, budgets and scheduling start well below the other platforms.
What works
- +Lowest entry price here among tools with change orders and job costing
- +Five published plans, from 1 user up to unlimited users
- +Integrations with QuickBooks, Xero, Gusto, Stripe, CompanyCam and MS Project
What does not
- −The $49 Basic plan is annual only and covers a single user
- −Month to month billing starts at $139 for the Standard plan
- −Free setup and implementation are reserved for the Pro and Unlimited plans
- Starting price
- $49 per month, 1 user, billed annually

Custom quote after a call; unlimited users and projects; 10% off when paid annually upfront
Quoted from the Buildertrend pricing page on November 7, 2026:
Get your custom quote for the platform that does it all
Buildertrend covers the whole residential job in one product. On the production side it offers scheduling with real-time notifications, daily logs with photos and weather, a time clock, change orders approved by electronic signature, client selections with a running total, and warranty claim management. The financial tools include takeoff, bid management, estimates, purchase orders, bills, invoices, online payments and a job costing budget that tracks projected against actual costs. A sales layer adds a CRM, proposals that convert into projects, and email marketing. Buildertrend no longer competes with CoConstruct: the CoConstruct site says its move to Buildertrend is in its final phase. Prices are not published. Buildertrend gives a custom quote after a short questionnaire and a call, includes unlimited users and projects, and takes 10% off when you pay annually upfront. We compared documented features and published prices; Buildertrend has one of the deepest residential feature sets here, but the quote-only pricing lowers its value score.
What works
- +Unlimited users and unlimited projects on every quote
- +Covers the full path from lead to warranty claims
- +Client selections and a homeowner view built for residential work
What does not
- −No published prices; every plan needs a sales call
- −Buildertrend says it is built for builders with 5 or more projects a year
- −More modules to learn than lighter tools such as BuildBook
- Pricing
- Custom quote, 10% off when paid annually upfront
- Users
- Unlimited users and projects
- Customers
- Over 20,000 contractors, per Buildertrend
- CoConstruct

Free Basic plan for up to 5 users and 3 projects; Pro from $39 per user per month billed annually; Business $64; Business Plus $89
Quoted from the Fieldwire pricing page on November 7, 2026:
Pro $ 39 per user / month billed annually
Fieldwire started as a jobsite tool, and that is still where it is strongest. Every plan includes plan viewing, task management, specifications, files, photos and checklists, so a foreman can open the current sheet, drop a task on it and assign it to a sub from a phone. The free Basic plan allows up to 5 users, 3 projects and 100 sheets. Pro, at $39 per user per month on annual billing, removes those limits and adds reports, exports, sheet compare and project templates. Business, at $64, adds custom forms, integrations and a BIM viewer. The office tools general contractors ask about, RFIs, submittals, change orders and budget, sit on Business Plus at $89 per user per month. Custom contracts add API access and single sign-on. We compared documented features and published prices; Fieldwire scores well on ease of use and the free plan, but its per-user pricing for change orders and budgets lowers its value for larger teams.
What works
- +Permanent free plan for small teams
- +Prices published in US dollars and other currencies
- +Plans, photos and tasks are easy to use on site from a phone or tablet
What does not
- −Free plan is capped at 5 users, 3 projects and 100 sheets
- −Change orders, RFIs and budget need the $89 Business Plus plan
- −Per-user pricing adds up quickly for large crews
- Free plan
- Yes, up to 5 users, 3 projects and 100 sheets

Solo plan $79 per month billed annually ($99 month to month) for 1 user; free plan for sales and marketing tools
Quoted from the BuildBook pricing page on November 7, 2026:
Solo Annual Plan $ 79/mo Monthly Plan: $99/mo
BuildBook is aimed at custom home builders and remodelers who find larger platforms too heavy. Its feature list follows a residential job from first contact to final payment: a contact manager, sales pipeline, estimates and proposals to win the job, then scheduling, a task manager, client selections, budgets, job costing, bills, expenses and invoices to run it. Clients get a dashboard and a chat channel, crews post daily logs, and the books sync with QuickBooks. Pricing is published. The Solo plan costs $79 per month on annual billing or $99 month to month for one user, with unlimited projects, clients and subs and every feature included. Larger Team and Business plans add users. There is a 10-day free trial without a credit card, and a free plan that covers only the sales and marketing tools. We compared documented features and published prices; BuildBook scores highest on ease of use, but it lacks the commercial tools such as RFIs and AIA billing found in JobTread or Procore.
What works
- +Every feature included on every paid plan, with unlimited projects
- +Unlimited clients and subs on all plans
- +10-day free trial with no credit card
What does not
- −Built for residential work, not commercial general contracting
- −No AIA billing, RFIs or submittals in the published feature list
- −Free plan covers only sales and marketing tools

Core from $99 per month on yearly billing ($149 month to month) with 1 user; extra users $29 per month; Advanced $329 with 10 users
Quoted from the Knowify pricing page on November 7, 2026:
Each additional user is $29/month. Service Pro Live Equipment Tracking $99 / month
Knowify is written for trade contractors who bid, build and bill their own work, and its close link to QuickBooks is the main reason to pick it. The Core plan, $99 per month on yearly billing or $149 month to month, includes one user, estimates and proposals, fixed-price contracts billed by percent complete or by unit, change orders sent for e-signature, drag-and-drop scheduling, geofenced time tracking, task management, and unlimited documents and photos. Change orders are applied to the right billing cycle automatically, which helps avoid over or under billing. Advanced, at $329 per month on yearly billing with 10 users, adds cost-plus and time and materials contracts, subcontracts, project budgets, phase-by-phase planning, daily logs, work orders and a client portal. Extra users cost $29 per month, and a Service Pro add-on covers dispatch and service calls. We compared documented features and published prices; Knowify is a strong fit for trades, but general contractors need Advanced for budgets and subcontracts.
What works
- +Built for trade contractors with AIA and fixed-price billing
- +Sync with QuickBooks Online and QuickBooks Desktop
- +Unlimited documents, photos and jobs on every plan
What does not
- −Project budgets, daily logs and subcontracts need the $329 Advanced plan
- −Each extra user costs $29 per month
- −Less focused on general contractors managing many subs
- Starting price
- $99 per month on yearly billing, 1 user

Custom annual quote based on products and Annual Construction Volume; unlimited users and data
Quoted from the Procore pricing page on November 7, 2026:
We charge an upfront annual fee by product and based upon your Annual Construction Volume (ACV) - the aggregate dollar value of the construction work across your projects.
Procore is the platform most commercial general contractors compare everything else against. Project management covers RFIs linked to drawings, submittal logs, specifications, transmittals, meetings, correspondence, daily logs, punch lists and timecards. Drawings are named and hyperlinked automatically so the field works from the current set, and storage is unlimited. Financial tools track labor costs and commitments against the budget, let teams manage change orders from the field, and sync job costs with accounting software. Scheduling links tasks to daily logs and RFIs and connects to Microsoft Project and Primavera P6. Every contract includes unlimited users, so owners, subs and vendors can work in the same system. Procore does not publish prices: it charges an upfront annual fee by product, based on your Annual Construction Volume. We compared documented features and published prices; Procore has the deepest feature set here, but quote-only, volume-based pricing and the setup effort pull its value and ease scores down for smaller builders.
What works
- +Unlimited users, so owners, subs and vendors join at no extra cost
- +Over 400 integrations in the App Marketplace plus an open API
- +Deep RFI, submittal and document control for commercial projects
What does not
- −No published prices; cost scales with annual construction volume
- −Annual upfront contracts only
- −More setup and training than small builders usually need
- Pricing
- Annual fee by product and Annual Construction Volume
- Users
- Unlimited users and unlimited data
- Integrations
- Over 400 in the Procore App Marketplace
- Users worldwide
- Over 3 million individual users, per Procore

Quoted from the Projul pricing page on November 7, 2026:
Starter $199 $249 /mo Billed annually at $2,388
Projul suits contractors whose first problem is winning and scheduling work, with deeper financials added as they move up a plan. Starter, at $199 per month billed annually or $249 month to month for up to 3 users, includes lead management, estimating, invoicing and scheduling. The top Pro AI Connect plan, at $1,199, adds unlimited users, field takeoffs, daily logs, GPS and geofencing, purchase orders and selections. Scheduling is a strength, with drag-and-drop crew boards, Gantt charts and double-booking alerts, and the app is fully available in Spanish. We compared documented features and published prices; Projul is easy to adopt, but builders who need change orders and budgets will pay $399 to $599 a month.

Custom quote for the Construction Operations bundle and individual products; 30-day money-back guarantee
Quoted from the Autodesk Forma Build pricing page on November 7, 2026:
Autodesk Forma for Construction Operations Request quote
Autodesk now sells its construction platform under the Forma name, and Forma Build is the product general contractors compare with Procore. The Construction Operations bundle combines Forma Build, Forma Data Management, AutoSpecs and Pype Closeout. Listed capabilities include a mobile app for the field that works offline, document management, data federation, reporting, issue management, project management, an automatic submittal log, cost management, quality management, safety management and project closeout. Separate bundles cover preconstruction, with takeoff, estimating and bid management through BuildingConnected and ProEst, and model management, with model coordination and Navisworks. Every bundle and product is sold by quote, and Autodesk offers a 30-day money-back guarantee. We compared documented features and published prices; Forma Build has a deep commercial feature set and a clear advantage for teams already working in Autodesk models, but the lack of public pricing and the number of products to choose from lower its value and ease scores.
What works
- +Connects field execution, project management and cost data in one platform
- +Links to Autodesk model coordination and design collaboration tools
- +30-day money-back guarantee
What does not
- −No published prices for any bundle or product

Foundation $199 per month with unlimited users; Pro $399 adds job management and schedules; annual billing saves 15%
Quoted from the Buildxact pricing page on November 7, 2026:
Foundation $199/mo Unlimited Users Lead Management Digital Takeoffs
Buildxact starts from the estimate. Its Foundation plan, at $199 per month with unlimited users, includes lead management, digital takeoffs, the Blu Assembly Assistant for repeatable jobs, customizable quote letters, digital signatures, dealer integration with live material pricing, and purchase orders. Pro, at $399, adds job management, schedules, the Buildxact Onsite mobile app and the Blu Estimate Generator. Master, at $599, adds the Takeoff Assistant, the Estimate Reviewer, user access controls and priority support. The feature chart also lists selections, change orders, timesheets, actual costings, invoicing, accounting integrations and a client portal. Annual billing saves 15%, and there is a 14-day free trial. We compared documented features and published prices; Buildxact is a strong estimating tool, but general contractors who want schedules and site management must start at the $399 Pro plan, which puts it behind JobTread and Contractor Foreman on value.
What works
- +Unlimited users on every plan
- +Material dealer integration with live pricing
- +14-day free trial
What does not
- −Schedules and job management need the $399 Pro plan

Before you choose
Decide whether you build homes or commercial projects
Residential tools such as Buildertrend, BuildBook and Buildxact focus on client selections, allowances and homeowner portals. Commercial platforms such as Procore and Autodesk Forma Build focus on RFIs, submittals, specifications and owner reporting. JobTread, Contractor Foreman and Knowify sit in between and handle both, including AIA billing.
Check which plan holds change orders and budgets
Many vendors put change orders and job costing on a higher tier. Fieldwire puts them on its $89 Business Plus plan, Projul puts change orders on Core and job costing on Core+, and Knowify puts project budgets on Advanced. JobTread and BuildBook include every feature on every plan.
Count who needs a paid seat
Procore, Buildertrend and Buildxact include unlimited users. JobTread gives subs, vendors and clients free portal access and charges only for internal users. Fieldwire and Knowify charge per user, so a large field crew can cost more than the base price suggests.
Test the field app on a real job
Daily logs, photos, drawings and time clocks only help if crews use them. Ask whether the mobile app works offline, as Procore and Autodesk Forma Build do, and whether it supports your crew's language, as Projul does with Spanish.
Confirm the accounting sync
Most of these tools sync with QuickBooks Online. Knowify also supports QuickBooks Desktop, and Contractor Foreman supports Xero. Run a few real bills and invoices through the sync during the trial before moving every job.
Questions readers ask
